Who this suits
You have never owned a property and you are buying somewhere to live in. Most first-time buyers we place have between 5% and 15% saved, and many are using a Lifetime ISA or family gifted deposit. Both are fine, but the lender needs the gift documented before the application goes in, not after.
What we do differently
We size the case against the stress rate before approaching anyone. On a £77,000 joint income with £40,000 down, that is roughly £333,000 of borrowing and a £373,000 budget, but the payment a lender tests you against is £2,374 a month rather than the £1,727 you would actually pay. Knowing that number first is what stops an application being declined.
